Dilapidations are the process of returning a workspace to its original condition at the end of an occupant's lease.
The Schedule of Dilapidations is a document listing all the "repairs required during or at the end of a tenancy or lease."
As part of a lease the tenant will usually have agreed to keep the premises in a good state of repair, so will be liable for the cost of these repairs accrued.
Typically, works involved with a Schedule of Dilapidations can be the removal of partitions and fittings installed by the tenant, strip out of network, power and IT infrastructure, remedial works, replacing finishes and decoration throughout.
